Obtaining Approvals

Planning Approval

By purchasing these plans, the purchaser accepts responsibility for ensuring that the building satisfies all Local Authority Planning requirements. In some cases, it will be necessary for the purchaser to make a Planning Application to the Local Authority in order to obtain consent to build. In any event, the purchaser must contact the Local Authority to determine the extent of all Planning legislation which might apply to the building project.

The spacestudio has been designed to make the Planning process as easy as possible and in certain circumstances, it may not be necessary for the purchaser to obtain Planning Approval (known as permitted development). Further details can be obtained from your Local Authority and from the Planning Portal at www.planningportal.gov.uk.

Spacestudio.co.uk accepts no liability or associated costs for the failure of any purchaser to satisfy the requirements of the Local Authority in respect of Planning legislation.

Building Regulations Approval

In general terms, the spacestudio has been designed to meet or exceed the requirements of the Building Regulations however, by purchasing these plans, the purchaser accepts responsibility for ensuring that the building satisfies all requirements of the current Building Regulations applying to the specific location in which the building will be constructed. It may be necessary for the purchaser to make an application for Building Regulations Approval, depending upon certain criteria (such as whether the building contains sleeping accommodation or is less than 1 metre from a boundary). In any event, the purchaser must contact the Local Authority to determine whether a Building Regulations Application is required. Further details can be obtained from your Local Authority and from the Planning Portal at www.planningportal.gov.uk.

Variations in Structural Requirements

The spacestudio plans were designed to satisfy the local requirements of our prototype building and whilst these designs are structurally adequate for most of the UK, there are likely to be certain instances where minor modifications to the structure would be required to satisfy local conditions (in particular, where the proposed location is exposed and subject to excessive wind loads). This would include the design of foundations and whilst our plans show an arrangement which would function satisfactorily in the majority of locations, we cannot design for all eventualities.

Therefore, it is essential that the purchaser appoints a suitably qualified Structural Engineer to demonstrate the adequacy of the structural frame and to design the foundations suitable for a particular location.

By purchasing these plans, the purchaser agrees to appoint a qualified Structural Engineer to assist with the project. Spacestudio.co.uk accepts no liability or associated costs for the failure of any purchaser to appoint a qualified Structural Engineer in respect of structural stability and the design of foundations.

Services

Because we recognise the differing requirements of each purchaser, the spacestudio plans exclude heating, lighting, electrics and any other service installations.

Heating

The spacestudio has been designed to be highly thermally efficient and depending upon orientation, could benefit from the effects of passive solar gain, significantly reducing the heating demand. Because each purchaser may use the spacestudio for a different purpose, the design of the heating installation has been left to the discretion of each individual purchaser.

Electrical

Because each purchaser may use the spacestudio for a different purpose, the design of the electrical and lighting installations has been left to the discretion of each individual purchaser.

Spacestudio.co.uk accepts no liability or associated costs for the failure of any purchaser to provide appropriate services for the intended use of the building or the consequences of overheating as a result of inadequate ventilation or poor orientation.

Self Build

The spacestudio has been designed to appeal to the self-build market however, the complexity of some parts of the construction should not be overlooked. If you choose to build your own spacestudio, you must have basic building skills and it may be necessary to sub-contract some of the work to others (such as the roof covering). If you are in any doubt, you should appoint an experienced building contractor to carry out the work.
